The Closing Cost Calculator has been created to provide you with a format for estimating the approximate amount of your closing costs for the purchase or refinance of a home in Maryland, Virginia or Washington, D.C. Note that this estimate assumes a closing in one of our offices. Out of office closings can be accommodated for an additional cost of $150-$195.

Calculated fees are only estimates and charges may vary depending on the jurisdiction and other factors affecting each transaction. For refinances, transfer and recordation taxes can vary if any changes to title are contemplated. Different jurisdictions may offer transfer tax exemptions in purchase transactions. Neither lender nor realtor fees/costs are included in this estimate. Please consult your lending institution and realtor for a list of fees to add to this estimate.  

The owner’s title insurance premium provided in this estimate is calculated based on rates for Eagle owner's policies and assumes simultaneous issuance of an owner's and lender's title policy. Rates for standard owner's coverage can be provided upon request. For Maryland purchases, the calculator assumes that transfer taxes are split between the buyer and seller equally. Buyers may qualify for a Maryland First Time Homebuyer exemption for state transfer tax.

Purchase transactions normally require a survey of the subject property. The cost of a survey can vary depending on the location and size of a property.

Reissue rates for title insurance will be provided with proof of a current owner’s title insurance policy that was issued less than ten years prior to closing.
